      I'd take the stair-cleaning vacuum attachment, and tell him to shove it up his...

      If he wants the house decorated, tell him he can do it or arrange for someone to do it for him. As Zaz says, what if..!? Basically, Munch, he is taking the pee.

      Not sure about the kitchen - my Husband is an ex Chef - and the state he leaves a kitchen leaves a lot to be desired. I often think my horse's stable is cleaner!

        Yes, but is he going to cover your rent if you or the OH can't work for 3 months in case of an accident? Will he pay the bills on your behalf? You bet he wouldn't.

        There is no way on anyone's earth I'd ever consider decorating on behalf of my landlord and I've lived in rented accommodation many times over the years.

        Seriously - you need to get genned up on the legal status of this request and respond accordingly. You should not be doing P&D unless you want to.

          I agree with Corris. I use the money saving expert forum in relation to the questions I have about house buying. There are a mix of tennant, landlords and other helpful people on there. You often get good quick responses.

            fixed rent until 2013 ? but plans poss plans to sell hes not remoraged it has he,

            basically he wants it pristene, so if he does need to sell quick hes got no work to do,
            fair wear and tear is expected,

            I always take photos when i move into a place and photos when i leave,

            Its a bit of a cheek to be honest. but like others have said he can threatened all he wants a court order etc will be far to much hassel

                    i would get the deadline moved as you say, and explain your reasons for not stripping the paper as you say, and ask for your extention prior to the work and explain why (all by letter). I would then paint at his expense rather than your own (when life deals a lemon make lemonade, maybe you will have a say on colour? you would have to paint soon anyway), have a big sigh of relief they havent banned the chooks and if the cooker and fan are his clean them properly with a shrug and a grumble. If not threaten the oven with a bit of mr muscle before your next inspection and tell him your cooker is leaving with you when you go so its not his problem! Also I used to get a letter stating all was satisfactory post inspection. keep it! I had to in case they found out I had a dog and threw me out......

                      I know 2 people who have rented houses through a well known letting agent. The first has had a broken down front wall for at least 2 years. Every time they question when the bricks will be taken away, they're told "soon". Still waiting, and it makes the place look awful, run down.

                      2nd house: well omg. The letting agent "inspects" every 6 months. The whole house is damp and going mouldy, and after 8 years there is STILL a leaking hole in the bathroom roof, the chimney is about to fall down (several bricks are missing) and last month a front windowsill fell off.

                        Sorry for the copy and paste jobby's but makes life easier for me to give you an update!

                        This is what I emailed him.....


                        Sorry it has taken a while to get back to you we have had a very busy week and this is the 1st day I have had a chance to actually sit down at the computer.

                        We agree to sign a 12 month tenancy with you.

                        With regards to the charge of £35 to place our deposit with 'My Deposits' we are not in agreement as out deposit is already with 'My Deposits' and do not understand why we would have to pay this again.

                        The items to be removed or no longer needed on the inventory are as follows.

                        1Hinari Microwave Oven
                        1 Large Hotpoint First Edition Fridge Freezer
                        1 Electric Kettle
                        1 Hotpoint Aquarious Washing Machine (removed Nov 07)
                        1 Vax Swift Vacuum Cleaner with tools
                        Futon - wooden base (no mattress)
                        1 Bar stool (in basement)
                        1 Double bed & Mattress with headboard

                        With regards to the painting and decorating, while we are happy to do a bit of painting for you we would like to add that we are not proffesionals in this field and have never sanded down wood to be undercoated and re glossed or painted ceilings. We would not like to be responsible for any errors that you may be able to hold against us. We would also like ask that you remove the deadline of the 30th September please as we feel this is unfair as you are asking us to do alot of work. Maybe possibly extended it to the end of 2011.

                        We hope this has covered everything required and we look forward to hearing from you.

                        With regard to your email and the points raised.

                        1. Every new tenancy have to insure the deposit again to cover th eterm, these are the "My Deosit" rules. Therefore £35 is payable. I am covering the cost of the tenancy agreement and inventory.

                        2. I have noted the items to be deleted

                        3. With regard to the painting, I will undercoat and gloss the door & frames at day to suit you in September. When the kids at school and the dog is out of the way.
                        I just require you to clean wals and ceilings then paint the Nath, kitchen & lobby . Ok you can take 2 months to do it.

                        4 .I will drop of the tenancy and inventory . Both of you please read and sign it. On the inventory list, if you need to alter any item, please intial it.

                        See you Wednesday morning at 10am

                        I have discovered that the bit about the dopsit is true of signing a new tenancy, the reason for him starting a new tenancy is still unknown.... dont ever get the same answer, the best one was "for your security" !!

                        He then came to do all the "repair" work and wants us to sign the tenancy by tomorrow night!

                        However (sorry this is a bit longer than I expected!) ..........

                        He has changed wording in our tenancy that sort of makes it look like we are responsible for repair so I emailed him about that and he still makes no sense to taking it to the CAB tomorrow morning!

                          Oh yes!! Definitely take to the CAB. You should not be responsible for repair work unless you have caused the damage that needs repairing.

                            Just for a laugh! not !!

                            My landlord has given us the tenancy agreement to sign. He has already signed it and had his signature witnessed!

                            1. I am sure both parties have to be present upon signing and witnessing.
                            2. There is no address of the witness.
                            3. and I am no handwriting expert but..... the LL has signed both signatures!!! either that or his witness must work hard at cloning his handwriting!
