    Rant mode on.

    Ok, I won't actually go on too much because it's something that has had me narked for about 6 months now. Our landlord has said that he will do loads of stuff for us but has never bothered, we've had sliderobes half done for nearly 6 months now and I cannot do them myself because 1. it's not up to me to do it and 2. I couldn't do it on my own. 3. He should finish what he started. We also have a mattress on the floor as he says not to put up the bed because it will be harder to do the sliderobes if the bed is in the way.

    We've also had a pain of glass missing from the door inside the porch which was sposed to be replaced 4 months ago but he cannot be bothered to do it, it's a 5 minute job as well. I would do it myself but I cannot afford to, it's only cheap but every penny we get pretty much goes out quicker than it comes in.

    We are also STILL waiting for keys to the windows as we can only open one, the rest are locked, and he gives me rubbish about why the heating doesn't work properly. Apparently the rads don't work properly because one "is sitting at the highest point". . That means the other two don't work because of this? I tried to tell him that the symptoms are that of possible pipe corrosion and should try a corrosion inhibitor and would probably benefit from a good flushing to get the sludge out...of course I am wrong.

    The other thing that pees me off about it is that we have children here and their rooms are often cold and I am not putting the baby in a room that turns cold because I know the missus won't bleed the rads if I'm not there.

    So the heating isn't a massive problem now the summer is coming but we are now faced with a new problem.... and that's trying to get the keys to unlock the 99% of the windows.

    It made me laugh because he always says he will come round and do all the bits and pieces but then complains he was ill thats why he didn't come yet he is quite happy spending a few grand or so on doing up his own house.

    We had awful problems in our last home.old metal framed windows that gaped by an inch,as well as a hugely inefficient heating system.The back door could have been kicked in by a mouse...but that supposedly wasn't a problem!
    The huge mistake we made,was every spring "forgetting" about the problem with the heating.It finally happened that he decided he wasn't prepared to put any money into repairing a totally rundown house & sold the property.We went to IBC for advice...there was a lot more going on than I've typed.....so wish we'd gone to them at the start.They can give you impartial advice and either leave it up to you to sort out the problems or if needed get involved themselves to give your landlord a little gentle reminder of his responsibilities.
    Good Luck with it...renting can be a dream...no unexpected bills for a new roof etc.But can also be a nightmare when you have to wait for anything to get done.(our present home/landlords are thankfully of the dream variety!)

      I am planning on moving next year so not got to put up with it for much longer. I don't really wanna cause any problems so I will once again give him a gentle reminder and go from there I think.

        I haven't rented for some years now and I'm not sure you'll want to go down that route but aren't you supposed to be able to open your windows in case of fire? He could be in breach of fire safety regulations and face prosecution if you reported it...

        Same with the heating - has he carried out all the appropriate safety checks? It might be a stick you could use to get him to pull his finger out. Hope you get something sorted soon.

          The house my sister lived in had water coming through the roof into the bedroom light couldnt use it, this went on for months all through one winter and beyond. Landlord finally got around to fixing it. They wouldnt complain in case he sold the property or got them out. Just before she died he went round to see if there was anything he could do for them and was shocked at the state of the place, damp etc and had a couple of jobs done, my sister had a hospital bed in the dinning end of the room and he had a carbon detector and smoke alarm fitted. The place is still in a state the kitchen needs replacing but now its just my bil living there nothing gets done.

            Get it done, get receipts, and knock it off the rent! He's taking the pee! It is totally unacceptable to have children living in conditions like that.

              Cor blimey..! I'm a landlady and there's no way we'd be able to rent a property in that state. We let through an agent (I'm presuming they're renting direct from him - never a good idea).... if our tennants get so much as a wobbly toilet seat we get a bill. Every month there is something - last month we had a bill for £47.50 because the bathroom light cord broke, £100 bill for rodent infestation (mice), £500 for a new burglar alarm system and new window locks (they had an attempted burglary).... the list goes on. But that's what we've taken on, that's our responsibility as landlords - if you don't want the responsibility then don't do it. I would advise you to rent through an agent next time - they deal with everything and nag your landlord on your behalf. They will also make sure that health and safety checks are carried out - that means gas and electric certificates every year. Ask to see yours.

                I rent my house too and go through a management agency, i never have any problems, anything that needs to be done is just a phone call away, even when my neighbours built an extension my landlady came round with a huge bouqet of flowers in case i was put out, landlords do have a responsibility, i would move out asap and go somewhere else and try and go with a management agency.
