  • Okay... Losing my Sense of Humour Now?

    For all of you trying to sell your house - Look Away! Look Away!

    Trousers and I accepted an offer on Holly Cottage a number of weeks back to a cash buyer. Naturally, I assumed that my estate agent was acting 'on my behalf'..... Not only did mine NOT tell me that there was actually another 'interested party' at the time of offer, who'd requested a viewing or two, and they'd not given that credence, which I only found out BY MISTAKE! but they ALSO neglected to tell me of my potential purchasers increased offer until four days after she'd officially put that forward, which I found out 'over the gate' from the buyer herself.

    And if that stress weren't enough, I signed the Exchange Papers two weeks ago, and evidently my potential buyer HASN'T YET....If I'd waited for her to Exchange before I started packing, I'd be left with a whole seven days to put our entire lives into a cardboard box. AND redirect all our mail (who need at least 6 working days) AND fix a date with the Removal firm, etc. etc. etc.

    But pure sanity comes to those that wait, and thankfully, my Biodynamic friend Rachie, had left me huge numbers of gorgeous seed potatoes, shallots and seeds today in our shed as a gift for our new abode. So I feel way less angry now, and having had a lovely phone conversation with her this evening, feel beautifully hugged and calmed.

    However, if tomorrow is a disappointing mess, I shall probably get out of my pram again?

    If toys need throwing Wellie then go ahead and throw'em!! Having never bought or sold a house I don't really understand how this must be for you. (frustrating? maddening?)

    Hope it all comes right in the end. x

        Until your potential buyer has 'Exchanged' and put the deposit down on your house, absolutely NOTHING is certain, and you still don't have a sale, so your house isn't sold until you Exchange. Once that's done, their deposit is non-refundable, and there's no going back kind of thing. If they withdraw after that, they lose their deposit, and they wouldn't want to, because it's a substantial amount of money to lose.
        Okay. I'm about to throw an Andy Pandy. Are you ready to catch it?!!

          When we sold our house (Good grief...11 years ago... where's it gone?) we had a supposedly quick sale, first time buyer, just straight forward conveyancing, we thought...
          It's Never straightforward is it...?? We ended up paying mortgage and rent for 2 months after we should have exchanged

          Anyhoo, in times of great stress, I find it very releasing/relaxing to stand on a windy hill and Yell!!! The wind carries it away, and that's it, gone! Well, it isn't of course, but it Does help, for a little while

          Hope you are soon settled in your new house, and all of this behind you. xxx

            how can I resist that temptation darling? I have Trousers asleep on the sofa in my right ear. I shall use my right hand to cover my right ear to lessen the noise.

            I shall use my left hand to guide the fairy hugs in through the window, and I shall open my big mouth in the hope that more than one choccie button might just find its way to me by magic!!!

              Thats no fun wellie . My sympathies to you, trousers and BC. Just remember - nothing good comes easy .

                Huge sympathy. My last move was just that - my last. I'm going out of here in a box!

                Hope you exchange soon, then you can breathe a sigh of relief. Let us know when it happens, and meanwhile you deserve some of this:

                  Oh Wellie - it's such a stressful time - know that we're all thinking of you and sending you loving and positive thoughts. One day (soon hopefully) you'll be raising a glass in your beautiful new home!

                    We had the same thing last summer. Estate agents blaming the Vendor's solicitors for dragging their heels. It went on for weeks with nothing happening.

                    Fed up, I popped a note and a bunch of flowers round to my Vendor. We had a chat and it turned out her solicitors were blaming OUR solicitors for the hold-up.

                    Being a bossy sort, I got right onto it myself and we exchanged within days.

                    Even so, on the day of the move the Vendors still didn't have the keys to their new house as we turned up with all our stuff in a van! We had to unload into the garden ... the Vendors hadn't even finished packing.

                      ...you're on the route to a change of life- which is what you'd been dreaming of for months gal!

                      as the saying goes ....."how do you know you're having a good day unless you've had a few cr@p days to compare it with???????" ( well- it's one of my sayings- I bet Confucius would phrase it more artistically!!!)

                        It is usual for the purchaser to exchange first.
                        I would advise anyone moving house to buy a book called "the conveyancing fraud". The author does go OTT a bit about solicitors charging a lot for not doing much, but at least it gives you some idea what they SHOULD be doing (assuming you don't want to DIY, which you can, we did a couple of times).
                        Once you know what should be happening, you can go and ask awkward questions as to why it isn't happening yet. There is nothing like a nosey, informed client for persuading these folk to get their act together!

                          We used the solicitors attached to the vendor's estate agents as we wanted a quick exchange...........we had nothing to sell............how wrong we were.

                          Slight little issue of who owns the pathways that we use to get to our canalside garden meant delays after delays. In the end we had to get the vendor's solicitor to call up our solicitor and shout down the phone at the boss man [and I believe he did shout and swear], and take it in good faith that it was shared access...an hour later we completed. An hour later we had the keys. The Vendors had moved out hours earlier and had nowhere to live that night

                          Never again. Hopefully.

                          If only they had sorted it during the weeks beforehand....


                          So, I feel for you - it's not easy and the muppets involved don't make it any easier.

                            Ten Minutes to Toys out of the Pram....

                            I shall be dialling the number of my solicitor in about ten minutes, to find out what's occuring, and hopefully, by the end of the day, I might be able to report back some news.

                              Moving is very stressful and I hope it gets sorted. I moved here in June 1988, we sold our house or so we thought in February and found this house, our buyers hadnt sold their house and as we were in a very long chain our estate agent said they had another buyer interested and offered us an extra £500 which my ex husband accepted I was furious with him as the house next door EXACTLY THE SAME AS OURS went on the market for £23,OOO MORE we could have got rid of our mortgage and had money left over in one fell swoop. This was when house prices soared but we were able to buy ours at the original price.
